Future-proofing industrial buildings

Due to high energy consumption, industrial buildings in the Netherlands are responsible for a large share of CO2 emissions (about 26%). Thus, it goes without saying, industrial buildings do not contribute to making the Netherlands more sustainable. Many of the industrial buildings in the Netherlands were built in the 1990s, when sustainability was not yet high on the agenda.

Solutions for making industrial buildings more sustainable are often easier than thought. Techniques have developed greatly in recent years. This has made it feasible to make industrial premises more sustainable in a smart way with simple measures.

Making an industrial building more sustainable

Preserving an industrial building is often more complex than preserving an office building. The level of energy consumption plays a role in this. More energy is consumed in an industrial building, making sustainability seem more difficult.

Preventing energy waste

Inside an industrial building, not only is a lot of energy used, but also wasted. This can be improved with the measures below:

Lighting

Save on lighting by replacing bulbs with LED lighting. In fact, LED lighting uses 75% less power. In addition, areas where no one is present do not need to be lit. Use motion detectors so that lighting only comes on when someone is present.

Heating the property

  • HE boiler: One way to reduce gas consumption and CO2 emissions is to replace the central heating boiler for a HE boiler. This is because a high-efficiency boiler requires less gas than a central heating boiler.
  • Underfloor heating: Especially in high commercial halls, underfloor heating is an energy-efficient form of heating. Compared to traditional heating systems, underfloor heating has lower energy consumption and better temperature distribution.
  • Heat pump: Heating the building without using natural gas. A heat pump sustainably extracts heat from the environment and uses it to heat a room and/or water.
  • Pellet stove: A pellet stove is an innovative measure for heating a building more sustainably. The pellet stove burns wood pellets. Using these wood pellets as fuel is climate-friendly and leads to less CO2 emissions compared to a central heating boiler or HR boiler.

Facade

  • Replace window frames: Do you have poorly insulated glass? Then a lot of heat is lost through the windows in winter. By replacing the window frames with insulated glass, you prevent unnecessary heat loss.
  • Insulation: Many existing industrial buildings have low insulation values. Replacing the facade panels with better insulating panels is a simple way to increase the insulation value.

Preserving with solar panels

Save on energy costs and also make your industrial building more sustainable? Do it with solar panels! The high amount of energy required within an industrial building is the main source of sustainability. In most cases, industrial premises are very suitable for installing a solar roof. The roofs often have simple roof shapes and the large surface area makes them ideal for solar panels. A shame not to use them! Another reason for a solar roof is that a solar roof creates a sustainable image. Thus, you directly contribute to generating renewable energy and reducing CO2 emissions. In addition, it also makes you money. You receive a monthly amount for the rental of your roof.

One way to achieve a solar roof is to make your roof available for solar panels. However, check the load-bearing capacity of the roof. In some cases, it must be reinforced before a solar roof can be realized. Novar's roof experts will help you with this.

Funding

Are you, as an industrial property owner, getting started with sustainability? Unfortunately it is not possible to apply for a subsidy for all sustainability measures. For example, when buying a pellet stove or smaller measures such as replacing the lighting. For large-scale projects, however, there are various subsidy schemes to which you can apply. There are a number of subsidies to which you are often entitled as a property owner. This makes it easier to start or expand your sustainable business. We have therefore listed a number of subsidies:

SDE++ subsidy

The SDE++ subsidy is the largest and most important subsidy scheme around making business premises more sustainable. SDE stands for Stimulation of Sustainable Energy Transition. For the installation of a solar roof, you can claim the SDE++ subsidy, as with biomass and wind energy, for example.

ISDE subsidy

The Renewable Energy and Energy Conservation Investment Subsidy makes business users eligible for subsidies for a solar water heater, a heat pump, connection to a heat grid and small-scale wind turbines.

Environmental Investment Allowance (MIA).

The profit tax is a high amount to be remitted every year. Especially after a high investment in energy efficient techniques, the MIA is a great option. With this, the investment amount can be deducted up to 36%.

VAMIL

Investments have a high total amount and this can be a tax disadvantage. However, VAMIL allows you to write off up to 75% of your investment from your taxable income. Often, the sooner you have it depreciated, the lower your taxable income becomes and the higher the tax benefit.

Strengthened competitive position

When it comes to image building, an industrial building has a harder time than a real estate owner when it comes to sustainability. This is unfortunate, but all the more appreciative when you do make the effort to contribute to a sustainable world.

Value development

(Sustainable) investments help increase the value of an industrial property. In the future, sustainability will be even higher on the list of requirements, including legally. It will be increasingly present, as it is already increasingly noticeable in everyday life. By being ahead of the curve, you contribute to the increase in value of your property.

Take the step now!

The step to sustainability seems a big one, but it offers many advantages for the future. Moreover, you will be a forerunner in the field of sustainability if you make an early start on making your industrial premises more sustainable. Every little helps, even small investments.

Want to go big? By making your roof available to Novar, you benefit doubly. You don't have to invest. We arrange the solar panels, permits, install the solar roof, take care of the management and maintenance. Novar provides support where necessary. Take your first step towards sustainability today and contribute to a cleaner planet!
